Descriptions:

Monthly Rent: How much you are currently paying in rent.

Additional Monthly Fees: Any other fees you are paying for your unit – parking stall, etc.

Monthly Insurance: If you pay for renter’s insurance, input that amount here.

Annual Rent Increase (%): An average of how much your rent increases every year. On average, rents on Oahu generally increase about 4% per year.

Home Purchase Price: The price of the home you intend to buy.

Annual Appreciation Rate (%): How much, on average, the value of your home will go up every year.  From the five year period of April 2009 to April 2014, the average home sales price on Oahu has increased about 3% per year.

Loan Amount: How much you intend to borrow.

Annual Interest Rate (%): Currently, the average 30 year mortage interest rate is about 4.5% and the average 15 year rate is about 3.5%.

Years: # of years on the mortgage.  Usually, mortgages are for 15 or 30 years.

Closing Costs: Closing costs vary widely based on the type of loan you are using, community association transfers and more.  This is very hard to give an estimate, and we recommend you speak with us to get a better sense of what your closing costs will be.

Annual Homeowners Insurance: On average, homeowner insurance policies range from about $300-$500 year for condos/townhomes and $800-$1200 year for single family homes.

Annual Property Taxes: The Oahu county property tax rate is $3.50 per $1000 of assessed value.  So, if your home is assessed at $500,000, you will pay $1750/year in property taxes ((500,000/1000)*$3.50).
